A private client commissioned documentation of a four-building estate near Philadelphia for a substantial interior renovation involving an interior designer.
The approximately 25,000-square-foot property included a main residence, second residence, accessory building, and barn. Coreskan's original laser scan, virtual tour, and LOD 300 model established a measured basis for interior elevations, layout options, and coordination across the estate. A two-person team captured the property using BLK360 laser scanning and Matterport over three days, with the LOD 300 Revit model delivered in approximately fifteen business days.
When Northworks Architects later assumed the architectural work, the client did not require a second survey. Instead, Coreskan adapted the retained model to Northworks' templates and workflows — refining detail where needed and configuring worksharing arrangements to support its team.
Capture and subsequent work were coordinated around occupants, including off-hours access and discretion throughout the private property.
Services Delivered
Five coordinated services, spanning the original estate capture and its later adaptation.
3D Virtual Tours
Remote review and interior-design reference.
3D Laser Scanning
Existing geometry across four buildings.
Scan-to-BIM
The initial LOD 300 Revit model and its adaptation to the incoming architect's standards.
As-Built Documentation
A reusable estate-wide existing-conditions dataset.
Custom Scope Solutions
Template migration, targeted model refinements, and worksharing setup.
A Dependable Digital Record
The original survey retained its value when the design team changed.
Continuity Across Design Teams
Northworks could begin from an existing measured model configured for its own standards rather than commissioning another site capture or rebuilding the design base from scratch.
One Record, Shared
Reusing the retained dataset improved continuity between the owner, interior designer, and architect.
