JP2 Architects engaged Coreskan ahead of a major renovation and potential expansion of a multi-level union facility in Baltimore. The building combines offices with an adjoining event hall and commercial support spaces.
With no reliable drawings available, the architect needed current architectural information, roof conditions, and — critically — documentation of the systems and structure concealed above the ceiling. Several design concepts contemplated more open ceilings, making actual plenum clearances and potential conflicts central to early design decisions.
Over a five-day mobilization, a crew of two to three scanned the entire building, including above-ceiling spaces. For restricted plenums, Coreskan used an in-house capture system requiring approximately twelve to eighteen inches of clearance, paired with a purpose-built lighting setup to provide legible virtual-tour imagery.
The resulting point cloud informed a Revit model and drawings covering floor plans, reflected ceiling plans, above-ceiling conditions, structural framing, roof conditions, elevations, and building sections. The point cloud was delivered in approximately three to five business days, with the model and drawings following within ten to fifteen business days of registration.
Services Delivered
Six coordinated services, produced from a single captured baseline of the building — from envelope to plenum.
3D Virtual Tours
Visual communication throughout the facility and above the ceilings.
3D Laser Scanning
Full-building and tight-plenum capture.
Scan-to-BIM
A coordinated existing-conditions model for phased design.
CAD Deliverables
Floor, reflected ceiling, above-ceiling, and framing plans.
As-Built Documentation
A measured baseline where reliable existing drawings were unavailable.
Custom Scope Solutions
Compact overhead capture and a specialized lighting system for restricted plenums.
Verified From Envelope to Plenum
The owner and architect gained a common reference for architectural, structural, and MEP planning.
Ceiling Decisions, Informed
Documenting the space above the ceiling helped the team evaluate potential ceiling changes and identify penetrations and possible clashes.
Phased Planning from Measured Conditions
Phased demolition and design could be discussed using measured existing conditions rather than assumptions discovered during construction.
