Krieger + Associates Architects needed a precise design starting point for homeowners renovating a circa-1915 stone residence in Chestnut Hill.

The property includes roughly 8,000 square feet across four stories and a separate, approximately 1,200-square-foot carriage house. Historic residences often accumulate undocumented modifications and contain irregular geometry and architectural detailing that generic plans can overlook. Krieger requested an LOD 300 Revit 2023 model and sheets aligned with its office standards, with additional attention to trim, fascia, decorative patterns, and material transitions.

A two-person Coreskan team captured both buildings in one day using laser scanning, Matterport imaging, and aerial photography to resolve the steep, multi-gabled roof. A tailored modeling scope preserved selected fine details while keeping the broader package at LOD 300. Scanning extended into accessible crawl spaces, and the crew coordinated around homeowner schedules while using protective shoe covers to minimize disruption.

Within fifteen days, Coreskan delivered the models and architectural drawing set — including floor and ceiling plans, roof slopes, elevations, sections, window heights, and floor-level datums for both structures.

Services

Services Delivered

Six coordinated services, produced from a single captured baseline of the residence and carriage house.

01

3D Virtual Tours

Visual reference for the rooms in scope.

02

3D Laser Scanning

Detailed interior, exterior, and accessible concealed-space capture.

03

Aerial Mapping & Inspection

Documentation of the complex roof geometry.

04

Scan-to-BIM

A tailored LOD 300 Revit 2023 model.

05

CAD Deliverables

Architectural drawings developed to Krieger's sheet requirements.

06

As-Built Documentation

A coordinated record of the historic residence and carriage house.

Outcome

A Verified Foundation for Design

Krieger received a model it could use directly for renovation design, interior elevations, and visualization.

Irregular Conditions, Measured

Recording individual roof pitches, openings, levels, and selected historic architectural details reduced the need to approximate irregular conditions — helping the design team balance modernization with the character of the property.

Room to Expand the Scope

Comprehensive capture allowed the documentation scope to expand without requiring another site visit.
